This one's close to our hearts. A family wanted net-zero but didn't wanna sacrifice style. We made it happen with triple-pane everything, south-facing solar orientation, and a green roof that's basically their kids' favorite hangout spot now.

They said we couldn't modernize a 1912 warehouse without losing its soul. Spent 18 months proving them wrong - exposed brick stays, energy efficiency goes way up. Now it's a boutique hotel that looks like it never left 1912 but performs like 2024.

Restaurant + cooking school hybrid design
Two years of community consultations, about a thousand cups of coffee, and one massive vision for Vancouver's waterfront. Mixed-use, pedestrian-first, with climate adaptation built right into the foundation. Still in progress but it's gonna be something special.

Educational spaces that actually inspire learning. Natural light everywhere, flexible classrooms, rooftop study gardens. Students told us it doesn't feel like a typical university building - that's exactly what we were going for.
Neighborhood gathering space reimagined
Turned an old rail maintenance building into 22 live-work lofts. Kept the industrial bones, added serious insulation and triple-glazed steel windows. It's gritty meets green.

Energy modeling isn't optional here - it's baked into our process from day one. We're looking at orientation, materials, systems, lifecycle costs before we're even talking finishes.
Pretty renderings are easy. Making sure the contractor can actually build it, that it stays on budget, and that it'll perform in 20 years - that's the real work, and we're obsessive about it.
